    Built-Up Roof (BUR)

    This is undoubtedly one of the oldest types of flat roofs. Built with a combination of tar, asphalt, and gravel, it is long-lasting and resistant to weather attacks. This kind of roof is built with layers of waterproof material that are alternated with tar and ballasted with an even layer of gravel.

    If you are planning to opt for a built-up roof, it is recommended to get it installed before you move into the house. The installation process is messy as well as stinky which makes it unsuitable for occupied houses. Apart from being long-lasting, built-up roofs are also affordable in comparison to the other options.

    EPDM (rubber membrane)

    Ethylene propylene diene monomer roofs are best suited for buildings meant for commercial use. As the name suggests, these kinds of roofs are made from a combination of ethylene propylene and diene, which makes the material super flexible yet durable. Although it costs higher than its alternative, it is resistant to the wear and tear caused by weather changes. Being lightweight it is also easier to install the roof even if the building or the house is already occupied.

    Its flexible structure enables it to fit over a variety of building designs. However, owing to the composition of the material, it is prone to punctures and damage. But that is hardly a major concern as leaks and damages are extremely easy to repair in an EPDM roof.

    Modified Bitumen

    Modified bitumen is another common type of flat roof made for low-sloped buildings. These roofs consist of polymer modified bitumen material that has been strengthened with a few layers of fabrics There are a number of ways to install these roofs which include cold applied, heat applied, self-adhered, or even mechanically fastened. 

    If you are planning to opt for a torch-down application to install the roof then ensure that the building is not occupied. There can be chances of fire accidents in case adequate precaution is not taken.

    It also has a light-colored mineral layer that helps in reflecting sun rays. This ensures that the temperature of your rooms does not rise beyond bearable limits and helps you save on your electricity bill. The only disadvantage with this kind of roofing is that it’s not as pure and damage-resistant as EPDM roofs.
